Alice manages daily operations, reservations, and guest communication to ensure a seamless experience from booking to check-out. She coordinates housekeeping and prepares each home for every arrival. Her focus is providing exceptional service for both guests and homeowners.

Matt Koziol
Matt oversees property maintenance and inspections, ensuring every home is guest-ready. With over 26 years of construction and renovation experience, he coordinates repairs and works with trusted local vendors. He also serves as the emergency contact, responding quickly to any unexpected issues.

Naomi Van Steelandt
With more than 30 years of experience in the Key West vacation rental industry, Naomi brings extensive knowledge of hospitality, property management, and real estate. After opening her first bed and breakfast in 1993 and later building a successful property management company, she continues to set the standard for exceptional guest experiences.

Coast to Keys Vacation Rentals is led by a dedicated local team committed to providing exceptional service to both homeowners and guests. Together, Matt and Alice and Naomi combine decades of experience in hospitality, property management, construction, and real estate to deliver personalized care and meticulous attention to every home.

Matt and Alice met in Key West after Matt escaped the Michigan winter, and they’ve proudly called the Florida Keys home ever since. Although they’re originally from neighboring countries—Poland and the Czech Republic—it was Key West that brought them together.

Working alongside them is Naomi, a respected Key West vacation rental owner and real estate broker with more than 30 years of experience in the hospitality industry. Together, the team currently manages 11 vacation rental properties, combining decades of local expertise with hands-on service and modern management.

As full-time Florida Keys residents, they treat every property as if it were their own, helping homeowners protect their investment while creating memorable stays for every guest.
